1. Visitors undertake to leave the cottages in a clean and tidy condition as found

2. Visitors are responsible for any breakages or damage, and must inform the owners of such.

3. The owners reserve the right to seek compensation for any damage discovered after guests have departed.

4. Visitors must refrain from smoking in the cottages AT ALL TIMES

5. A telephone booking will be held for a period of up to 5 days pending receipt of a deposit. We require a deposit of 20% of the total cost of your booking  to secure your booking. Bookings made within 8 weeks of the arrival date must be accompanied by full payment. All payments to be made by cheque payable to A. TATTERSALL and sent to OLD OAK COTTAGES, LITTLE THIRKLEBY, THIRSK, NORTH YORKSHIRE. YO7 2BB.  Once we have received your deposit/final balance you will receive either a confirmation email or confirmation letter through the post.

6. Full payment must be made at least 8 weeks before start of the rental period

7. VISITORS ARE RESPONSIBLE FOR THEIR OWN CANCELLATION INSURANCE ARRANGEMENTS.

8. Cancellations must be received in writing and the balance will be due unless we are able to re-let the cottage.

9. Old Oak Cottages reserves the right to cancel or alter the booking arrangements - in this event old Oak Cottages shall only be liable for the return of monies received.

10. The proprietors are not to be held responsible for the loss of any valuables or property left on or around the premises at any time. All guests, their friends, family or visitors must ensure that they take all reasonable steps to ensure their own safety and that of others whilst on the property, The owners will not accept responsibility for any injury or loss caused whilst in or around the property/play area/grounds.

11. Under no circumstances may more than the maximum number of persons stated on the website and in the brochure occupy each cottage. Old Oak Cottages reserves the right to refuse entry TO THE ENTIRE PARTY if this condition in not observed.

12. Bookings are STRICTLY  from 4.00pm on the day of arrival to 10.00am on the day of departure. This enables us to prepare the cottage for yourselves and for our next guests and we ask that you respect these times. Please note, on the day of your departure our housekeepers will need to access your cottage at 10am. Sometimes, out of Peak Season it may be possible to have a slightly later checkout time - but please ask a day or two in advance so that we can organise with our housekeepers.

13. For group bookings (two or more cottages booked to the same group, either booked under one group name or individual names/cottages) there is a £100.00 per cottage damage/extra cleaning deposit. This is payable with your final balance. Providing there is no damage or extra cleaning required the amount paid will be returned to you within 5 working days.  Please note - all cottage bookings wishing to come as part of a group are required to pay this.

14. PETS  - one dog per cottage is welcome in FOX, OWL & WREN cottages, BY PRIOR ARRANGEMENT on the understanding that they are not left on their own in the cottage at any time,that they are not allowed on the furniture or taken into the bedrooms, that they are not taken into the Play Area and that owners act responsibly are 'clean up' where necessary on walks around the cottage grounds.  There is a charge of £30.00 per short break/week  per dog. If we need to do any extra cleaning/laundering/cleaning of carpets and upholstery after guests have departed, we will charge.
